As the EBURD continues to go through its revitalization, BIRD wants to share and collaborate with you on the vision. The EBURD is excited to keep the industrial culture and longstanding businesses while welcoming new businesses and growth. We are looking to expand the core of downtown with more food and drinks, residential areas, galleries, entertainment, and retail.
While we strive to grow and adapt, we will do so in a way that benefits our neighborhood and businesses and keeps the current, industrial spirit of the EBURD alive.
This interactive map will allow you to discover available properties for sale, vacant land, environmental assessments and ownership across the district. We will continue to work with property owners in the district to create a data set of opportunity in the BIRD. The BIRD properties that have had environmental assessments have a 96% rate with no restrictions for reuse, expansion and/or redevelopment. For an industrial district, it is a proven location to build and live.
Data was collected from the Yellowstone County Tax Assessor website and is current as of October 15, 2020. Property lines are not exact, but are per the YCTA website. Please speak with a YCTA office, a licensed realtor, or property owner for complete verification of information. This data is to be used as a guidelines for discovery in the district and will be updated quarterly.

The property owners developed a form-based code the separates itself from the rest of the City of Billings. TIF, or Tax Increment Funding, is used to create a new revenue stream that funds critical community improvements. TIF is a tool that is used in urban renewal districts. There are three TIF districts in Billings, MT.
This is an understated part of our city that is looking for forward-thinking developers. With intact services, growth incentives and and a vision of urban living in the heart of Big Sky country, this is a neighborhood that could be the next generation of smart living.
Along with new businesses coming to the EBURD, there are also initiatives to improve the community. Some of these include improvements to sidewalks, neighborhood security, as well as making it more bright and beautiful.
